The cheapest total tells you very little if important roof areas, materials or practical costs are missing. Use this checklist to compare what each quotation actually promises.

Not every item applies to every property, but important exclusions should be visible rather than discovered after work starts.
Trading name, reliable contact details, insurance information and who is responsible for the work.
Main roof, extensions, bays, dormers, porches and garages should not be left to assumption.
The clay tile, concrete tile, natural slate or flat-roof system should be identified clearly.
State whether these hidden layers are being replaced and which specification applies.
Explain whether details are dry-fixed, traditionally finished or retained.
Chimneys, walls and concentrated drainage points need an agreed scope.
Describe what happens if rotten or unsuitable timber becomes visible after strip-off.
Identify included upgrades and who confirms the property-specific design.
Confirm access, lower-roof protection, neighbours and whether the cost is included.
State who removes old coverings, packaging and agreed project waste.
Record the deposit amount, payment stages, balance timing and accepted payment method.
Separate workmanship cover from any manufacturer warranty and list important conditions.
